Clean room, very nice breakfast selection, and Karen(owner) was very helpful and welcoming. The location of the guest house was quite good as well, just 10' walk to the city centre.

The owner, Karen, was very helpful. The bed was comfortable and the towels were big and fluffy. Breakfast was great.
The lighting was very poor. There was no place you could see well enough to read in the room after dark. Not everyone watches t.v. at night! The hotel was a bit too far from the center of town to go back and forth conveniently. If Karen put in good reading lamps on both sides of the bed I would recommend the hotel - but I'd make sure guests understand it's a 15 minute walk from the center of town.

Friendly and efficient service. Excellent iformation pack, regarding local amenities and attractions. Breakfast of an excellent standard with ample choice. I would be happy to return for future satys.

We had a lovely stay at acer,despite the weather !! We booked last minute and got the last room which was fine for one night. However its on the small side particularly the bathroom, and I think this would irritate me on a longer stay,having said that the room was clean well furnished with some very nice finishing touches. Would stay again but ideally in a slightly bigger room

When we arrived, Karen immediately retrieved our keys and paperwork, check in was fast and efficient. Our rooms were spotlessly clean with many nice touches that made us feel at home. Very nice ensuite, good beds, pillows, sheets. Our hostess graciously let us park our car for an extra day while we took a day trip, saving us additional expense. Breakfast was delicious and quick, served in a very pretty room. I highly recommend Acer House and will stay there again if I am able to revisit York. Karen's recommendations for good dinners were unfailing as well. Karen is a true hostess, warm hospitality, cozy atmosphere, great location.
I have only good things to say about Acer House.

The B&B's owner - Karen is really nice and helpful, her breakfast is really good. The breakfast is made on demand, so you can always have the hot and fresh breakfast. The room is clean and warm. The four posters bed is really comfortable.
The location is a bit distance from the city centre and located in the quiet residential area. Would not be very convenient to the non-driving travellers.

The house had lots of character and was nicely decorated and a good use of space. The owner was friendly and helpfull and breakfast was lovely. It was in a lovely area of York and close to the train station and race course was about 30 mins walk into city centre which was further than we originally thought. The room was warm and comfortable.
The double bed seemed small and I would have liked a bath in en suite.

Within a walking distance to central York. The location was in a quiet residential area and the guest house is a convertion of a victorian terrace.
Size of the bedroom, small double bed and the very small shower/toilet. In my opinion this was too small for two people to share.
